The condo segment is the one part of the GTA market showing genuine price stabilisation. Average condo apartment prices rose 0.9% month-over-month in July 2026 to $636,323 — and the 2.3% annual decline was the shallowest of any major property type.
That is a meaningful reversal of the story that dominated 2024 and 2025. Lower prices are now attracting buyers back into the most affordable corner of the market, even while detached values continue to slide.

If you're buying a condo
The steepest part of the condo correction is behind the market, and the segment is now the most affordable entry point in the GTA at roughly 51% below the average detached price. Two things still deserve scrutiny before you commit to a building: the status certificate and reserve fund, and the monthly fee trajectory. If you're selling a condo
Conditions are improving but not forgiving. Sales held roughly flat year-over-year while the wider market saw listings collapse, so well-priced units are moving. Price against recent comparable sales in your own building rather than against the GTA average — condo pricing is building-specific in a way freehold pricing is not.
